Calcul du loyer
Le loyer actuel d’un terrain de villégiature correspond à 5 % de la valeur établie en fonction de :
· la superficie du terrain;
· la proximité à un plan d’eau;
· la proximité du pôle d’attraction urbain, soit Fort-Coulonge pour le TNO du Lac Nilgaut; et,
· la valeur de référence établie pour Fort-Coulonge pour l’année en cours.
Notez que pour atténuer l’effet de l’augmentation des loyers des baux de villégiature, le Gouvernement du Québec a diminué son taux de location habituel de 6 % à 5 % et étalé la hausse du loyer sur cinq ans, comme suit :
